If you’ve lived in Frisco for any length of time, you know "The Pit." For years, the massive unfinished excavation at the corner of the Dallas North Tollway and Lebanon Road was a bit of a local joke—some called it "Lake Lebanon," others "The Hole by the Toll".


But that’s officially ancient history. The Mix is finally going vertical, and this $3 billion project is about to completely redefine the North Platinum Corridor.




The Vision: A 100-Acre Pedestrian Paradise


The scale of this project is hard to grasp until you see the cranes moving. We’re talking about 100+ acres designed so you never have to touch your car keys once you arrive. The city of Frisco has backed this with over $110 million in infrastructure support, ensuring it’s built to last this time around.



What’s coming to The Mix:


  • Green Space: 20 total acres of lush green space, including a massive 9-acre central park designed by OJB—the same geniuses behind Klyde Warren Park in Downtown Dallas.
  • Residential: Roughly 3,300 total units are planned at full build-out. These will be high-end rentals featuring screened balconies, smart locks, and rooftop terraces.
  • Retail & Dining: Over 100,000 square feet in Phase 1 alone, with most of it already leased.
  • Health & Wellness: A 114,000-square-foot medical office building is slated to open in 2026.
  • Corporate Hub: 2 million square feet of office space designed to attract major headquarters to Frisco.




The "Whole Foods" Factor


One of the biggest wins for local residents is the addition of Frisco’s very first Whole Foods Market. Despite having 240,000 residents, Frisco hasn't had a Whole Foods until now. It will serve as a major anchor for Phase 1, making the area a primary destination for the entire North Dallas region.




Real Estate Strategy: Why the Timing Matters


As a real estate professional, I always tell my clients that the biggest value shifts happen before the project is finished. Right now, construction is vertical, but the surrounding home values haven't fully priced in the "Mix Effect" yet.


We saw this happen with Legacy West and the Star in Frisco—once these "live-work-play" hubs open, the surrounding neighborhoods often see a significant jump in desirability.

Phase 1 kicked off its groundwork in early 2025, and residential leasing is expected to begin in 2027. With Grand Park coming online right across the highway and the World Cup arriving in 2026, this specific pocket of North Dallas is arguably the hottest real estate submarket in Texas right now.
