If you’re looking at the Dallas-Fort Worth housing market right now, it might seem pretty quiet on the surface. Transaction numbers are a bit stagnant, homes are sitting a little longer, and many people assume things have slowed to a crawl. A recent February 2026 survey revealed that 64% of potential buyers have paused their plans, simply waiting for interest rates to drop. We saw a preview of this in Q1 when rates briefly dropped to 5.9%—our phones literally blew up, and buyers flooded back overnight.

While buyers are hitting pause, the actual growth of the region hasn't slowed down for a single second. The Dallas-Fort Worth Metroplex added over 178,000 residents last year alone—that is roughly 339 new neighbors moving into our market every single day.


DFW’s job growth is currently running at nearly double the national rate. More people are arriving, more people are getting hired, and all of those people are eventually going to want to own a home. The underlying pressure on housing inventory is intensifying daily, even if it isn't showing up in closed sales just yet.




Why the Math Doesn't Favor Waiting


Many buyers are holding out for the 4% or 5% interest rates we saw back in 2021 and 2022. However, major economic forecasts from organizations like the National Association of Realtors project that 30-year fixed mortgage rates will remain above 6% through at least 2028.


Sitting around waiting for a minor quarter-point drop can backfire quickly for a few critical reasons:


  • Prices Are Still Climbing: Home prices aren’t waiting around for buyers to feel ready. For instance, the median home price in Prosper, TX has already climbed to a staggering $920,000 and continues to rise.
  • Hyper-Growth Suburbs: Nearby Celina, TX was recently confirmed as the absolute fastest-growing city in the United States (for cities over 20,000), seeing a mind-boggling 25% population spike in a single year.

Here’s the good news: you don’t actually have to wait for the Federal Reserve to cut rates. Smart buyers are bypassing the resale market altogether and heading straight to new construction in high-demand suburbs like Frisco, TX and McKinney, TX.


Builders in these areas are doing something regular sellers simply can't compete with: they're buying down interest rates. We’re seeing structured builder incentives that bring mortgage rates down into the high 3s for the first year, stepping into the 4s and 5s later on. Going under contract today and negotiating a 1.5% to 2% builder buy-down beats waiting six months for a market drop that might never materialize.




What This Means for Sellers Right Now


If you own a home in Dallas and are trying to time the perfect window to sell, the opportunity is right now before the market gets oversaturated. Today's market heavily rewards correct, strategic pricing.


In Collin County, homes that are priced accurately right out of the gate are landing very close to their full original list price and moving in about 40 days (or within a single week if you follow our specific marketing strategy). Meanwhile, homes that start too high face multiple price cuts and average about 8% less at closing.


Currently, about 61% of closed sales in Collin County involve some form of seller concession (like closing cost assistance or rate buy-downs). However, the second that buyer demand surges and you have three offers on the table instead of one, those concessions will vanish overnight.
