Almost half of all home sellers in Dallas just cut their asking prices in a single month.


If you only read the headlines, you'd think the entire North Texas market is falling apart. But after 15+ years in local real estate, I went through the real numbers—and what's happening on the ground is completely different from what media reports are telling you.

The Headline vs. The Reality


According to a recent Redfin report, 47.3% of Dallas sellers cut their list price in February. That puts Dallas third in the nation for seller price cuts.


Where does Texas stand as a whole?


  • San Antonio: 57.9% of sellers cutting prices
  • Austin: 55.2% of sellers cutting prices
  • Dallas: 47.3% of sellers cutting prices
  • National Average: 34.2%


For the Dallas homeowners who reduced their asking price, the average drop was around $42,000 (about 7.7%) off the original list price.


Why is Texas sitting at the top of these lists? It comes down to basic supply dynamics. Texas and Florida have been building more homes than almost anywhere else in the country. In fact, Dallas is currently #1 in the nation for new home construction activity. More new inventory gives buyers options and bargaining power, which naturally pushes list prices back to reality.

  • Long-time homeowners (7+ years): Only 31.8% dropped their price.
  • Recent & Pandemic-era buyers (Last 2 years): 37.4% dropped their price.


Sellers who bought during the 2021–2022 peak often list their homes using peak pricing, expecting the same feeding frenzy. When the market refuses to pay those numbers, they cut back. A price cut isn't a market crash—it’s often just a pricing mistake getting corrected.


The local data proves homes are still moving fast. In the Dallas-Fort Worth metro:


  • 1 in 5 homes goes under contract within a single week if priced correctly.
  • Homes that miss that first-week sweet spot average around 50 days on market.
  • Overall Dallas County inventory is averaging around 37 days on market, down from 44 days a year ago.
