Hey everyone, Levi here! If you’ve been keeping an eye on the North Dallas real estate scene, you know things move fast around here. But every now and then, a project gets announced that makes even long-time residents stop and take notice.

If you own a home in Prosper, Texas or the surrounding North Texas suburbs, this is one development you definitely want on your radar.

The Town of Prosper didn't just wait around for a developer to pitch an idea. Town officials actively went out looking for someone to build something special, and what came back is The Marco—a massive 143-acre Italian-style village complete with a 15-acre lagoon, a world-class performing arts venue, walkable retail, high-rise hotels, and thousands of new homes.

Here is the full breakdown of what’s coming, who is behind it, and what it could mean for your property values.

What is The Marco?

Planned for the northeast corner of the Dallas North Tollway and US 380, The Marco is designed to be a major destination hub for Prosper.

If you want a preview of the vibe, take a weekend drive over to Adriatica Village in McKinney. Adriatica features a European clock tower, cobblestone-style charm, and a chapel on the water. The Marco is being developed by the exact same visionaries—Jeff Blackard and Blackstone Communities—except Prosper's version will be 100 acres larger!

Key Highlights of The Marco:

  • 15-Acre Lagoon & Canal System: Featuring water taxis and motorboats. The lake doubles as the project’s stormwater detention basin, transforming utility space into a stunning centerpiece.
  • The "Passage" Pedestrian Walkway: A 26-foot-wide stone walkway surrounding the water, designed for car-free evening strolls in true Italian fashion.
  • "The Phoenix" Performing Arts Venue: Proposed in partnership with Prosper ISD to host major shows (think Hamilton or Cats level).
  • 14-Story Buildings: Mid-rise structures along the Tollway designed to act as a sound barrier for the peaceful village inside.
  • 4,400 Residential Units: A mix of single-family Italian villas, townhomes, luxury condos, and a retirement community to keep the district vibrant 24/7.
  • Corporate & Commercial Space: Includes two full corporate campus sites, office buildings, boutique retail, and waterfront dining.

Why Location Matters: The New Center of Gravity

This stretch of the Dallas North Tollway where Prosper borders Celina, Texas is turning into the true center of gravity for North Dallas growth.

Directly diagonal from The Marco site, you have the CUT Theater and the upcoming Firefly Park—a 220-acre mixed-use development breaking ground soon. Just east along US 380 toward Preston Road, retail hubs like the Gates of Prosper have already transformed the corridor.

Let’s be honest: Prosper has needed a dedicated, walkable spot where you can spend the day shopping, grabbing dinner by the water, or catching a show without having to drive down to Frisco or Plano.

What Does This Mean for Your Home Value?

Whenever a landmark destination enters a suburban market, it changes buyer demand.

  1. Pre-Construction Appreciation: Property values often begin adjusting while projects are still on paper, well before the first shovel hits the dirt.
  2. Shift to Destination Status: Bringing corporate campuses, dining, and arts venues turns a quiet intersection into a high-demand regional spot, pulling home values up around it.
  3. Long-Term Equity: Town leaders view The Marco as a blueprint for Prosper's development over the next 25 to 50 years.

Current Status & What’s Next

The Marco is already moving through official channels faster than you might think:

  • August 18: The Prosper Planning & Zoning Commission voted to recommend the project for approval.
  • September 22: The project goes before the Prosper Town Council for the final vote.

If approved by the council, developer Jeff Blackard estimates that Phase 1 construction—including the lagoon, main infrastructure, and initial residential/retail builds—could break ground within about a year.

What Do You Think?

I know Jeff Blackard personally, and while I love seeing exciting opportunities and growth come to our area, local development always needs to be the right fit for the community.

Are you excited about an Italian village coming to Prosper, or do you have concerns about the added density and traffic? Will you be attending the town council meeting on September 22nd? Let me know your thoughts!
