Everyone talks about Celina, TX like it’s just a sea of endless rooftops, wide-open land, and massive new master-planned subdivisions popping up every single year. That is true, and my team and I love selling homes out here.

Today, I want to break down a $15 million project that has virtually nothing to do with single-family homes and everything to do with which North Dallas towns will actually hold their real estate value over the next 20 years.

My name is Levi, and I’ve lived in this area for over 25 years. I track these downtown revitalization projects and urban developments across the metroplex because they reveal far more about your home's long-term future equity than any subdivision ever will. If you own property in Celina or are looking to make a move here, you’ll want to pay close attention to this.

What is Trackside Junction?

If you drive past the site today on Louisiana Drive right at the edge of the square, there’s not much to look at — just an open parking lot, cracked asphalt, and chain-link fencing. It looks like a typical empty lot in the middle of downtown.

That lot is where the money is going. The development is called Trackside Junction. It’s a joint partnership between the City of Celina, the Celina Economic Development Corporation, and a Frisco-based builder called Knack Development.

Here is what is going on that site:

  • Mixed-Use Space: Ground-floor retail shops, boutique restaurants, office space, and event areas.
  • High-End Living: Luxury residences stacked right above the ground-floor commercial spaces.
  • Pedestrian Footprint: Two footprint-optimized buildings designed for a quick, walkable experience.

It took them about a year to put this deal together, but the specific orientation on Louisiana Drive is what most people overlook. It explains why city leadership wanted this exact project on this exact lot.

Closing the Gap: Celina’s Two Downtowns

Celina currently has two distinct core areas that don't really talk to each other:

  1. The Historic Square: Established in the early 1900s with authentic brick buildings, tight streets, and unmatched character. It was designated as an official Main Street City back in the 1990s.
  2. The New Entertainment District: A nearby hub that grew organically alongside the square with its own distinct crowd.

Right now, visitors park, visit one area, and then leave. They rarely walk between the two. Trackside Junction sits right in between, acting as the walkable bridge to unify the district into one cohesive downtown experience.

Back in 2017, city leaders set up a Tax Increment Reinvestment Zone (TIRZ). Trackside Junction is the very first project pulling funds from that incentive. As property values in the downtown tax zone increase, those tax dollars kick straight back into downtown infrastructure. The city built that vehicle almost 10 years ago and sat on it, waiting for the right development team.

The Builder Behind the Vision

The city didn’t hand this lot to an inexperienced developer. Knack Development specializes in infill projects and downtown redevelopments.

You can look at their past track record across North Texas:

  • Frisco’s Rail District: Knack has actively worked on small-footprint, walkable projects in Frisco’s historic downtown core, where the city has invested roughly $80 million in public infrastructure.
  • Historic Downtown Lewisville: Experience in revitalizing older buildings and historic streets right off Main Street.

A $15 million project might sound small compared to the multi-billion-dollar developments happening in Frisco or nearby suburbs, but building homes on open land is simple. Building a downtown that actually functions, holds charm, and creates real community character is extraordinarily difficult.

How Downtown Core Investments Protect Your Home Equity

Let’s run a 20-year thought experiment:

Imagine buying two identical homes in the same town for the exact same price in the exact same week:

  • Home A: Sits four blocks off Downtown Celina’s Square on a smaller, tighter lot with walkable sidewalks.
  • Home B: Sits on the outer edge of town in a brand-new master-planned community with a resort pool, clubhouse, and trail systems.

Fast forward 15 to 20 years.

Amenity centers in subdivisions get outbuilt by the next shiny new development down the road with bigger splash pads and lagoons. But a true historic downtown core only gets better and more valuable as it fills in with shops, restaurants, coffee spots, and community events.

While suburbs like McKinney set the gold standard with Historic Downtown McKinney, Celina is actively investing public funds — including a major parking garage project near the square — to build the permanent infrastructure that elevates nearby residential property values.

What To Watch For Next

Celina home prices currently average around the high $400s to low $500s. While the hyper-appreciation phase has cooled across the DFW metroplex, local infrastructure and downtown developments are what will dictate property values over the next decade.

Keep your eye on Louisiana Drive. If Trackside Junction opens and no other projects follow in 3 to 5 years, it was just a standalone building. But if you start seeing three or four more mixed-use projects popping up nearby, that snowball effect will make homes near the square perform very differently than homes on the outer edges.
