Would you buy a home in a community that is slated to be under active construction over the next 40 years? That might sound wild at first, but that is precisely what is happening at Landmark, a massive $10 billion master-planned community by Hillwood coming to Denton, Texas.

Hey everyone, Levi here! I’ve been navigating North Texas real estate since 2009 and calling the Dallas–Fort Worth Metroplex home for over 25 years. I’ve watched this region transform, but what Hillwood is pulling off on the northwest side of the metroplex is on a scale we haven't seen before.

Let’s unpack what is actually getting built, what’s still a rendering, the secret tax line item buried in the fine print, and how to smartly approach buying here.

Location & Scale: Where is Landmark?

Most developments announce themselves with a simple sign out front. Landmark announces itself for 5 straight miles along Interstate 35W.

Located at the northwest corner of I-35W and Robson Ranch Road in southwest Denton, directly across from Argyle, this massive footprint is part of the broader AllianceTexas ecosystem. The developers have held onto this land since the late 1980s, waiting for Denton County to grow around it before making their move.

  • Total Footprint: Spans 3,200 acres of prime Denton County dirt.
  • Residential Planned: Set to deliver 6,000 single-family homes and 3,000 multi-family units.
  • Commercial & Retail Space: Includes roughly 900 acres dedicated to commercial development.
  • Sister Community Neighbor: Sits directly beside Cole Ranch, a 3,100-acre project by Johnson Development carrying 4,300 planned homes. Together, these two mega-projects bring 15,000 planned homes to one corridor—more households than the entire town of Celina held just a few years back!

The Game-Changer: A 1,100-Acre Natural Preserve

Usually, a builder buys raw land, flattens it, and drops down a grid of houses. Hillwood did the opposite. Over 1,000 acres of this project will never have a house built on it.

Landmark is preserving a rare stretch of Cross Timbers oak forest right in the middle of the development. Instead of competing in an "amenity arms race" like adding a lagoon—which nearby master-planned communities in Prosper or Northlake can easily try to match—you cannot build a brand-new natural preserve after the fact.

  • Trail System: Offers 35 miles of planned hike and bike trails running through ancient oak groves.
  • Park & Entertainment District: Features a 300-acre park centered around Pilot Knob, the highest natural point in Denton at nearly 900 feet.
  • Scarcity Factor: Lots backing onto this dedicated greenbelt preserve will forever hold the strongest valuation premium in the entire community.

Real Estate Snapshot: Prices, Builders, & Infrastructure

You can’t live in a 40-year vision, so what is happening on the ground today? Phase 1 broke ground in late 2024, covering 747 single-family lots featuring 9 top-tier homebuilders—including Toll Brothers and Highland Homes. Model home rows along Prairie Park Boulevard are open, staffed, and active.

Floor plans range from 1,600 square feet on the smaller end up to 4,600+ square feet on the larger layouts. Prices start in the high $300s and stretch past $1M+, though most homes currently selling fall in the $500s to $600s range. You'll find a wide mix of options, from 40-foot rear-entry lots to 45-foot, 50-foot, and premium 60-foot front-entry sites. Plus, Denton's first H-E-B grocery store is under construction at the main corner, tracking toward an early opening to bring instant commercial convenience.

What to Watch Out For Before Buying

1. The Fine Print District Tax

Landmark sits inside Hunter Ranch Improvement District No. 1. This municipal management district adds an assessment on top of standard Denton County property taxes to fund roads, water, and sewer infrastructure. Texas has no state income tax, so property tax details matter—always ask for current adopted tax rates in writing before signing a purchase contract.

2. The Commute Reality

Denton sits about 45 miles northwest of Downtown Dallas. If you work in central Dallas, you could be looking at a heavy 90-minute commute during peak hours. However, if your daily commute lands in Fort Worth or the booming Alliance corridor, Landmark is geographically ideal.

3. Long-Term Hold vs. Short-Term Flip

Because this project will build out over 20 to 40 years, buying in Phase 1 means living alongside ongoing construction for a while. If you plan to sell in 2 to 3 years, you’ll be competing directly against shiny new model homes and ongoing builder inventory. Landmark is a phenomenal move if you are planning a 5-to-10-year primary residence hold.

Getting the Advantage

If you get in early, you score the best lot choices, premier elevations, and initial builder incentives. But never walk into a model home alone—the sales reps on-site work directly for the builder's bottom line, not yours. With 9 builders in Phase 1, you can leverage incentive packages against each other. Our team has negotiated up to $178,000 off single-home transactions across North Texas by combining lot premium reductions, flex cash, and lender credits.
